
1. First Contact
Provide property address and relevant details for market research.
2. Initial Meeting (ideally on-site)
Discuss & establish goals and expectations. Review Comparable Market Analysis & projections, put together a tentative timeline, and address any questions or concerns. Schedule a house walk through.
3. House Walkthrough
Assess condition of the house: needed repairs, note upgrades, and brainstorm ideas to stage and improve presentation of the house. Put together a list of any potential fixes/upgrades that need to be done prior to listing the house on the rental market.
4. Staging & Photography
Declutter spaces, de-personalize, make the home "show" ready for photographs and showings. Photography will be scheduled two weeks prior to the house going on the market to allow editing. Prior to photos, you'll want to mow the yard/do any landscaping a couple of days before.
5. Live on MLS
Schedule showings. We will use a scheduling service that will send e-mail or text notifications when someone requests an appointment. If a tenant is currently occupying the property, determine any showing restrictions in advance. Ask them to be flexible and try to keep clutter to a minimum.
6. Tenant Screening
Potential tenants will be asked to pay for an application packet which will include criminal background and credit score checks, as well as allow them to fill out an application regarding their tenant profile. These reports will be generated and submitted to the property owner for review and decision making.
Once a tenant is approved, Karla will draft the lease agreement, collect signatures from all parties involved, and ensure any monies due to the property owner are received prior to relinquishing the keys to the property.
