Home Selling Process

1. First Contact

Provide property address and relevant details for market research.

2. Initial Meeting (ideally on-site)

Discuss & establish goals and expectations. Review Comparable Market Analysis & projections, put together a tentative timeline, and address any questions or concerns. Schedule a house walk through.

3. House Walkthrough

Assess condition of the house: needed repairs, note upgrades, and brainstorm ideas to stage and improve presentation of the house. Put together a list of any potential fixes/upgrades that need to be done prior to list the house on the market.

4. Staging

Declutter spaces, de-personalize, make the home "show" ready for photographs and showings. Pro-Tip: Power washing the exterior & driveway is an inexpensive & quick facelift to any property. 

5. Photography

Photography will be scheduled two weeks prior to the house going on the market to allow editing. Prior to photos, you'll want to mow the yard/do any landscaping a couple of days before. It is recommended to have clean windows, all blinds open & lights on throughout the home for optimum lighting. The photography fees are covered by the listing commission and only need to be refunded if the house is withdrawn from the market.

6. Live on MLS

Schedule showings & Open House(s). We will use a scheduling service that will notify you (and me) via text when someone requests an appointment. Be flexible and try to keep clutter to a minimum. Decorative baskets are a great way to be ready fast for quick showings - just throw things in there and go! 

7. Open House(s)

Negotiations are finalized. We wait for appraisals and financing to come through. This is usually completed within 30-45 days. Once the loan is funded and the funds are disbursed, the transaction is complete.

8. Receiving & Reviewing Offers

We will analyze offers as you request: first come/first served, or set a deadline to review all at once. In the event of multiple offers, I will present these to you in a spreadsheet format for better visibility and easier comparison. You can choose to accept, reject, counter, or do nothing with each offer.

9. Offer Accepted- Option Period
 Once an offer is accepted, the buyer will deliver two fees to the title home: Earnest (or good faith) Money, and an Option Fee. The buyers have the 'option' period to have the house inspected by a third party inspector and negotiate any repairs. This is usually 3-5 days with varying fees, depending on the market.  The option fee money is yours to keep regardless of what happens, but the buyer can 'back out' within this time and get their Earnest Money back. This money is held in escrow until the closing.
10. Under Contract to Close

Negotiations are finalized. We wait for appraisals and financing to come through. This is usually completed within 30-45 days. Once the loan is funded and the funds are disbursed, the transaction is complete.
