The most important piece is the pre-Approval. It will provide an idea of what you are working with financially: types of loans available to you, maximum loan amount, estimate monthly payments based on different price points, interest rates & buydown options, etc.
A loan officer will inform you if the loan is contingent on the sale of your home (if applicable), which can greatly impact the timeline for a move. There are third party services that allow you to buy without having to sell first if that becomes an issue; I have experience working with these situations.
